Our Local Market, which covers the Centennial High School district (Roswell, Alpharetta, Johns Creek) continues to see properties attempting to go the For Sale by Owner route, commonly known as FSBO. Some succeed and many ultimately do not sale or go for well below the market average.

A number of our clients come to us after trying to sell their home on their own. Common mistakes we continue to see are ~

After receiving little activity we took over took over a FSBO listing in Alpharetta. Receiving no offers and few showings after weeks on the market the owner finally reached out to us to preview the home and discuss having it professionally listed.

Developing a plan after our initial assessment the owner began a quick transformation over a two week period. Creating an outdoor living space by adding a deck platform, staging and rearranging furniture to make the floor plan look bigger, to freshening up the beds with new pine straw took place to help transform this property.

Next we implemented our listing and marketing package that provides professional photography, brochures, mailers and an email campaign to our proprietary data base of interested local buyers and the community. By properly preparing this property and exposing it to our exclusive data base we attracted a lot of interest once the listing was launched.

So what happened next?

The property went from no showings as a FSBO to receiving multiple showings a day. In less than 30-days the Seller had 2 offers and the house received a contract for 95% of the original list price! Even after commissions the owner netted more in their pocket than they would have via their prior FSBO listing!

Keep in mind that conducting a FSBO listing requires the Seller to spend time answering inquires, touring would-be buyers, screening and qualifying buyers, understand how to value a property, how to deal with appraisals and inspectors, negotiate the transaction to include the various contractual documents and a whole host of details in order to make a transaction successful.[/fusion_text][/fusion_builder_column][/fusion_builder_row][/fusion_builder_container]
