When taking a closer look at the June real estate trends we see pockets of strength in neighborhoods like Willow Springs, where 23 homes have sold year to date.
There are 228 active listings, as of June 30th, compared to 219 for the same period last year. A notable change is the $500k+ market with 108 listings compared to 62 listings in 2015.
We highlighted this trend a couple months back in our Blog and for our Facebook followers. Thee numbers suggest the supply/demand equation is favoring buyers with 11 months of inventory in the $500k+ category compared to 4 months of inventory for the sub $500k category.
We have seen success with both our moderate and Luxury listings in Oxford Mill, Willow Springs, Thornberry and other key neighborhoods so far this year despite the higher levels of inventory in this category! By working closely with our clients to ensure their properties shine, we have seen a number of happy clients at the closing table this Summer.
With the current inventory imbalance our Buying clients have a lot more options in the $500k+ category. Updated homes, ranches, level lots or lots with premium views (lake, pond, golf course) in the moderate to Luxury category are still in demand. We recently just matched 2 homes with our Buying clients before they even listed and are actively working with multiple Buyers in search of their dream home!
The June Real Estate trends showed average sales price in our Local Market for was $355,000 compared to $314,995 for the same period last year. The top sale in our Local Market was in Ellard at $1,199,500 and 4 properties sold at the $1M+ mark so far this year!
While there is a supply/demand imbalance in certain neighborhoods and price points, we continue to see an overall positive trend in our Local Market. We are fortunate to o er one of the best lifestyles in Metro Atlanta from shopping and entertainment venues, Newtown Park, Avalon, access to 400, Historic Roswell, Downtown Alpharetta, and the list goes on.
