Happy Holidays and hope many of you are transitioning to the Holiday spirt and winding down for the year. Our local Real Estate market, which covers the Centennial High School district in Alpharetta, Johns Creek, and Roswell exploded in November with home prices jumping 36%. The number of homes sold up 33%. Townhome/Condo, attached home, pricing was up a staggering 38%.
While the data samples are smaller looking at monthly trends we can not discount the big jump in transactions! 48 Homes Sold at a Median Price $430,500 in our market for November and the Top Sale was $1,022,265 in Ellard!
13 Townhomes/Condos jumped to a median SOLD price of $255,000 or $137.16 psf. The Overlook at Centennial, The Towns at East Village and Rivermont Village all had 2 or more transactions.
Willow Springs sold 4 Homes in November for a Median Price of $490,000. Also 1 Private Sale just completed at 10090 Glen More Rd, which is a charming home overlooking the 10th hole of the Country Club of Roswell!

Horseshoe Bend sold 5 Homes in November for a Median Price of $499,000 or $124.60 psf. Top sale was 305 Chason Wood Way for $669,000, a 5 bedroom and 5.5 bath home offering 5,326 square feet.
Other notable transactions and news for November: Studdiford 2140 Pearwood Path SOLD for $430,000, Alsted 5005 Century Circle sold for $489,990, Atherton Park 1130 Atherton Park sold for $697,273, Haynes Manor 3042 Haynes Trail sold for $663,000, Nesbit Lakes 365 Mistwater Trace sold for $637,000.
