9745 Terrace Lake Pt in Willow Springs | Country Club of Roswell was a rare lake view listing that we priced at $465,000. After multiple offers, the Sellers accepted a contract from a Buyer in the community looking for a bit more room but still have an amazing view.
Unfortunately, the Buyers Lender used an appraiser that had no experience in Willow Springs, did not adjust for view or lot or the condition of the home. Homes that recently sold with no views and or that needed substantial work were used as comps. Having a lender tell the Buyers the home would not appraise over $430,000 did not help as well.
While we attempted to explain this to the lender and the appraiser our objections were dismissed. The Buyer terminated their offer and our investment into launching a new listing was lost. The Seller would now be faced with trying to sell a home that was back on the market, which the majority of the time means the next offer will be materially lower than a new listing.
By working with our clients we had the property pre-appraised and the value came in over our list price! We doubled down on our marketing efforts and sure enough, a buyer and lender realized the value of the home and it closed at 96% of the list price. Well above the original appraisal or what the first lender thought the home should be valued at.
