In our local market for Roswell, Alpharetta and Johns Creek, buyers want updated colors, open floor plans and a home in pristine condition. And why not?! From a buyer’s perspective, they’re buying a new home.
The challenge is, most of the ideal lot locations buyers are in search of were developed decades ago. Want a large lot or maybe a level lot, overlooking a golf course or lake in an established community known for loads of fabulous social activities? That’s not likely to be found in new construction today.
Many buyers have a new perspective when home-shopping, allowing them to “create” their dream homes in the locations they want. New paint, flooring, cabinets, opening a wall if needed, updating bathrooms and kitchen, can ultimately cost less than buying a new construction home that sits on a lot a quarter of the size found in an established neighborhood.
Buyers who are willing to keep an open mind, take on a few renovations and “create” the home they want, can ultimately end up with a bigger home, a much larger and higher quality lot, for the same cost or less after making improvements. While new construction is turn key, those that are willing to put forth a little bit of effort can make their dream home with some simple updates.
