August 2023 North Atlanta Market Update
Understanding what is going on with our housing market is critical in knowing how to navigate the buying or selling process. Everyday, our Agents are out there with our clients and studying our local market in Alpharetta, Johns Creek, Milton, Roswell and other North Atlanta areas.
As you can see above, inventory, pending sales, and closed sales are down but pricing remains up. We also note that the number of failed listings is close to 30% and the sales price vs. original list price is now declining, showing early signs that the market is softening but still positive for sellers.
One notable trend we are seeing is homes being overpriced, sitting on the market longer than necessary, then selling well below what they should have sold for if priced and presented properly.
