The spring selling season is officially underway, and we’ve seen activity pick up across the market.

We’ve had some exciting recent success! Our listing in Studdiford (Roswell) received seven offers and is on track to close at an all-time record high. We also recently closed a listing in Ivey Ridge, setting another record for that community.

Additionally, several of our listings—including those in Willow Springs and Nesbit Lakes—went under contract within the first week. Others are taking a bit more time, which is expected in today’s more balanced market.

What We’re Seeing in the Market

As conditions continue to normalize, strategy is everything.

Interest rates have risen nearly half a percent (50 basis points) since their February lows, creating some added headwinds for buyers. At the same time, inventory has increased, giving buyers more options and putting greater emphasis on pricing and presentation for sellers.
