July 2026 Market Update: North Atlanta

While temperatures across Metro Atlanta have been scorching hot, the same can’t be said for our local housing market.

As highlighted in the market summary below, home prices have generally moderated across much of North Fulton, while the number of homes selling has slowed compared to last year. One notable exception is Johns Creek, where median sales prices posted a solid increase during June.

Across Metro Atlanta, June reflected many of the same trends we’re seeing in our local communities and below is a June Y/Y comparison:

  • Closed sales declined 22%
  • The number of homes for sale continued to increase
  • Buyers have more choices than they’ve had in several years


These trends indicate the market remains in a period of price discovery as buyers and sellers work to find common ground on value.

A Closer Look

To better understand what’s happening locally, we analyzed the Centennial High School district, which includes portions of Alpharetta, Roswell, and Johns Creek.

Some noteworthy findings include:

  • 39% of active listings have reduced their asking price, with an average price reduction of 5%.
  • The percentage of homes with price reductions increased 2 percentage points (200 basis points) compared to May.
  • Homes with price reductions have now been on the market an average of 82 days, a 12% increase from the previous month.

Should Sellers Be Concerned?

The answer is both yes— and no.

Today’s market doesn’t reward luck. It rewards experience, preparation, pricing strategy, marketing, and skilled negotiation.

Homes that are thoughtfully prepared, professionally marketed, and priced correctly continue to attract strong buyer interest. In fact, many of our listings are still receiving offers during their first week on the market, with several selling at, or even above, the asking price.

On the other hand, homes that enter the market overpriced or without proper preparation are often sitting much longer and, in many cases, ultimately selling for less than they likely would have if they had been positioned correctly from day one.
