North Fulton Market Snapshot

2024 Year-Over-Year Trends:
  • Active Listings: up 33% 
  • Closed Sales: flat%
  • Median Sales Price: down 1%
  • Sold vs. Original List Price: down 2%
  • Price Reductions: up 12%
  • Failed Listings: up 12%
 
December vs. November Trends:
  • Active Listings: down 30% 
  • Closed Sales: up 8% 
  • Median Sales Price: down 3%
  • Sold vs. Original List Price: down 1%
  • Price Reductions: up 6%
  • Failed Listings: up 7%
 
Positive trends for sellers were closed sales improving both year-over-year and month-over-month, as well as more homes going under contract. 
 
Unfortunately, all the other key metrics are now favoring buyers, including a lower median sales price, the sales price vs. original list price now at 95%, and sellers offering more in concessions to buyers.
 
Failed listings are now at 53% and over half of all listings saw a price reduction. For those listings that did see a price reduction, they ended up on the market for 105 days and ended up selling at a 10% discount to the original list price.
 
Homes not requiring a price reduction (high demand and priced right) are averaging 99% of the original list price which is in-line with the other 8 surrounding metro Altanta counties. However, homes that had to do a price reduction and are selling on average at 90% of the original list price, places N. Fulton second to last against the other 8 surrounding metro Altanta counties.
 
Could our weakness be due to the fact that N. Fulton is the second highest-priced market or are there other factors involved? This is something we will have to pay close attention to so our buyers and sellers are properly educated as we move forward into 2025.
