The average sales price year-over-year for Alpharetta declined by 3%, Milton improved by 29%, and Roswell improved by 21%. What is notable in the chart below is the continued month-over-month decline since the Summer of 2022 for Alpharetta and Roswell.
Even though the number of New listings is down for Alpharetta 12%, Milton 28%, and Roswell 23% on a year-over-year. We do see a positive trend change since January in all 3 markets and will be keeping a close eye on inventory as we move forward.
Another big change in the market is what offer prices are coming in at compared to their original list price. This and days on market are clear signs the market has softened but we are still in a very favorable Seller’s market, especially for properly prepared listings, desirable lots, and updated homes! You can see in the chart below that Alpharetta is down 5%, Roswell is down 1%, and Milton is down 8%.
Days on market for Alpharetta, Milton, and Roswell are up significantly this year and saw a large jump since the Summer of 2022. This does indicate the market has softened but we note that the current days on market are still in the range of what is considered a Seller’s market!
