Finding the best Agent or Realtor in your community or area can be confusing with lots of misleading information floating around on the internet. Free online resources like Zillow will point you to Realtors that may not have any experience in your market, but have simply paid a fee for various services or advertising.

 

A top Realtor is not only one with a lot of experience in your market but has a top track record in key performance metrics, such as a low listing failure rate, above average selling price vs. list price, and above average days on market (fewer days on market).

To drive our point home, we took a look at the Roswell GA market, specifically, to see how accurate some of the free online tools match actual selling data from the First Multiple Listing Service (FMLS) for Listing Agents.  

 

Actual FMLS Data: Tied for 4th in the area, takes 2x longer to sell on average, sold less than half the homes of the #1 Realtor in the area, and averages 97% sold price vs. list price (vs. market average of 100%).

 

 

Based on actual FMLS Data, the #1 Listing Agent in Roswell GA is Robin Martin & Associates | Keller Williams North Atlanta, however, we are not represented even in the top 20 on Zillow! Facts: Sold 27 listings, averaged 103% of sold price vs. list price (vs. market average of 100%) and RMA listings sold 7 days faster!

 

Realtor.com provides a search tool but it does not default to the Agent or Team that has sold the most in your zip code or city and makes it the last selection in their drop-down menu. Agents that have a higher Realtor.com rating or a higher number of reviews are pushed to the top of the list, and most of those top Agents presented have little to no activity in the markets we reviewed.

 

Homelight and other services typically only provide you recommendations of Agents and Realtors that pay a fee to receive your lead. These services do not provide a free, transparent list of top Realtors AND you must provide your address and personal information to receive an Agent recommendation, who will likely not be a top performing Realtor in that area. 

 

#1 Ask around. Ask your neighbors or other long-time residents who sells the most in the area

 

#2 Manual Search. Take the time to look at the top sales in your area on one of the free online services and identify the Listing Agent or the most active Buyers Agent

 

#3 Find an Agent that has top performance metrics, low failure rate and lots of positive reviews
