March data continues to tell the same story we’ve been discussing for the past few months: more homes are hitting the market, but fewer are selling. The imbalance between supply and demand is still very much at play.

Interest rates, wage growth, and buyers’ willingness to meet sellers’ price expectations are just some of the factors contributing to this multi-year trend of a slowing housing market.

📊 March Year-Over-Year Trends (Greater Atlanta Area)

  • New Listings:  7%
  • Available Inventory:  51%
  • Pending Sales:  14%
  • Closed Sales:  10%
  • Months of Supply:  56%
  • Median Sales Price: Flat
  • Selling Price to Original List Price:  1%


To put this in perspective, 4,275 homes sold this March compared to 7,429 in March 2021 and 6,917 in March 2019, pre-COVID frenzy. No matter how you slice the data, over a 10-year view, home sales have declined.

But Wait… Aren’t We Still Seeing Bidding Wars and Record Prices?

Yes – and no.

In some parts of Metro Atlanta, particularly top school districts or neighborhoods with updated homes on great lots, we’re still seeing strong buyer competition and multiple offers. However, this is not the case across the board. Market performance now depends more than ever on location, home condition, and pricing strategy.
