Over the last 12 months, 80 new construction homes have sold across our local luxury market. 

The average sales price came in at $2.4M, with the high sale reaching $6M. That tells us buyers are still willing to pay a premium for quality, location, and modern design — but they’re being selective.

Current Inventory: Supply Is Not the Problem

Right now, there are 79 new construction homes available in our market.

  • Average list price: $3.1M
  • Average days on market: 108 days

That 108-day average is important. It signals that inventory is sitting longer, giving buyers more negotiating power than we’ve seen in previous cycles.

There is no shortage of luxury new construction options — and in this environment, that often translates into opportunity for buyers willing to negotiate. Considering we have roughly the amount of homes currently for sale vs. the total that sold in 2025, builders are planning for demand to pick up in 2026. 

Approximately 62% of the current luxury new construction listings are located in Alpharetta. A quick drive through downtown shows why — continued investment, walkability, dining, retail, and overall energy have elevated the city’s appeal in a major way.
