This increase in inventory and dip in sales signals a more balanced market—potentially even tipping in favor of buyers in some segments. Still, demand remains strong in several Metro Atlanta neighborhoods, while others are experiencing slower activity.

Another key metric to watch is the average number of showings per listing, now at 7—a 30% drop from last year and down more than 100% from 2022 levels. While certain communities such as Country Club of Roswell – Willow Springs, Nesbit Lakes, and Tuxford continue to experience strong demand, other parts of North Fulton are beginning to show signs of cooling.

The broader U.S. housing market has hit a historic bottleneck, with transaction volume falling to a 30-year low. One major factor is mortgage rates: approximately 70% of homeowners currently have a mortgage rate under 5%, making it challenging for them to justify moving when today’s average rate is around 6.8%. This “rate lock-in” effect continues to suppress inventory, even as buyer interest returns in certain price points and neighborhoods.
