Make the Most When Selling Your North Atlanta Home

From ‘Guaranteed Offers’ to discount agents, we’re all bombarded with post cards, emails, pesky calls at dinner time, etc., touting claims that they have a buyer or can make an offer today to avoid the hassle of listing your home.
We like to provide our community in North Atlanta updates on this topic several times throughout the year and, with no surprise, the results have not changed. Data has a way of providing clarity and we hope you find the below update of use when the time arrives for your next move.
We reviewed the last 12-months of selling data in the Centennial High School market, which includes parts of Alpharetta, Johns Creek and Roswell. This is a core market for Robin Martin & Associates, in which Robin Martin has been the #1 Agent since 2015, based on homes sold.
There are three very important metrics you want to pay attention to when it comes time to sell your home and determining who can deliver the best results.
#1 – Sold price vs. list price, which you can see in the chart above, shows how discounters performed vs. the market average and also compared to listings sold by Robin Martin and Associates.
Based on the average selling price of $600,431, discounters under performed 3% or $18,013 the market average, and 5%, or $30,022 lower, compared to Robin Martin & Associates’ listings.
#2 – Sold price per square foot is another benchmark to pay attention to. The way a home is prepared for market plays a huge role in a home’s potential sale price. Discounters lagged 4% compared to the market average, and 5% when compared to listings sold by Robin Martin & Associates.
When you factor in the impact of both a home’s sale price compared to the listing price and on a per square foot basis, the combined impact of using a discount agent is around 7% compared to the market average and 10% when compared to listings sold by Robin Martin & Associates.
When looking to sell your home, what is more important? Getting a discount on commissions or netting the most at closing? Based on the most recent data, even if discount agents offered to sell your home for a total commission of 3%, on average, discount agent listings are selling for around $24,000 lower than the market average.
#3 – We also want to point out another key performance metric and that is days on market. We know that the longer amount of time a home sits on the market, the greater the impact will be on the performance. Discounters, on average, took 59 days to go under contract when compared to 29 days for the market average and 11 days for listings sold by Robin Martin & Associates
