Across the region, the median sales price declined 3.9% year over year, the number of homes for sale increased 17%, and closed home sales fell 18%. Days on market increased 5%, while homes that sold closed at an average of 97% of their original list price.

Roswell Housing Market – August 2026

The Roswell housing market continued to shift toward a more balanced environment in August. The number of homes for sale increased 18% year over year, while closed sales declined 19%. Homes also took considerably longer to sell, with days on market increasing 31%.

That doesn’t mean Roswell home values are suddenly falling across the board. It does mean sellers are facing considerably more competition than they did during the exceptionally strong seller’s markets of recent years.

For Roswell buyers, increased inventory means more opportunities and more time to compare properties. Buyers are also becoming increasingly selective about condition, location, updates and price. For homeowners considering a sale, the first few weeks on the market have become especially important. A home that is well prepared, professionally presented and priced correctly can still attract significant interest, while a property that enters the market above what buyers consider reasonable can sit longer and eventually require a price reduction.

Alpharetta Housing Market – August 2026

We’re seeing a similar shift in Alpharetta. Closed home sales declined 28% year over year, while the number of homes for sale increased 6%. Perhaps more importantly for sellers, days on market increased 41%.

Alpharetta remains one of North Atlanta’s most desirable housing markets, but buyers now have more alternatives and are taking longer to make decisions. That makes understanding the competition especially important for sellers.

Pricing should not be based simply on what a neighboring home sold for six months ago. Sellers need to understand the current active competition, recent price reductions, pending sales, days on market and how their property compares in condition and presentation.

Johns Creek and Milton Housing Markets

The shift isn’t limited to the two largest markets discussed above. In Johns Creek, inventory increased an extraordinary 84% year over year, while closed sales declined 31%. Milton was somewhat more moderate, with homes for sale increasing 6% while closed sales declined 23%.

Taken together, the numbers across Roswell, Alpharetta, Johns Creek and Milton point toward the same underlying trend:

Mortgage rates continue to be one of the biggest factors affecting the housing market. The average 30-year fixed mortgage rate was 6.71% as of September 3, according to Freddie Mac. And the direction of mortgage rates remains uncertain. Mortgage rates don’t move solely based on decisions by the Federal Reserve. They are also heavily influenced by longer-term Treasury yields, inflation expectations and the overall direction of the economy. That means buyers shouldn’t necessarily assume mortgage rates will decline quickly even if monetary policy eventually becomes more favorable.

North Point Mall Redevelopment Could Transform Alpharetta

Another major development worth watching is the proposed transformation of North Point Mall in Alpharetta. The Alpharetta City Council has approved rezoning that could pave the way for one of the largest redevelopment projects in the city’s history.

The proposed plan would transform North Point from a traditional mall into a major sports, entertainment, residential and mixed-use district—conceptually closer to The Battery Atlanta than a traditional shopping-center redevelopment. Plans include a 20,000-seat NHL arena, a 4,000-seat performing arts venue, hockey practice facility, hotel, approximately 750,000 square feet of office space, restaurants and retail, 1,385 residences, parks and additional public spaces.

The project is contingent on securing an NHL expansion team within five years. If that doesn’t happen, the zoning would revert.
