Inventory Rises, Prices Stabilize, and Buyers Gain Negotiating Power

The North Atlanta housing market continues to transition as buyers and sellers work to find common ground on pricing. While home values have remained relatively stable, we’re continuing to see signs that today’s market is one of price discovery, where accurate pricing and realistic expectations are more important than ever.

Metro Atlanta Market Trends

Across Metro Atlanta, the latest data continues to reflect the trends we’ve been discussing over the past several months.

Compared to the same period last year, closed sales declined 24%, following a 22% decline the previous month. At the same time, home prices have continued to show modest year-over-year gains. However, when looking beyond month-to-month fluctuations, median home prices have generally flattened over the past year, suggesting that appreciation has slowed as the market searches for equilibrium.

Interest Rates Continue to Shape the Market

Perhaps the biggest factor affecting today’s housing market remains mortgage interest rates.

Many homeowners currently enjoy mortgage rates in the 2–4% range. Purchasing another home often means financing at significantly higher rates, creating what many economists call the “lock-in effect.”

As a result, fewer existing homeowners are choosing to sell, while buyers face increased affordability challenges. The charts below illustrate how higher interest rates continue to influence housing activity throughout Metro Atlanta.

Pricing Matters More Than Ever

One of the clearest indicators of today’s market is the growing number of price reductions.

To better understand local conditions, we analyzed active listings within the Centennial High School district, which includes portions of Alpharetta, Roswell, and Johns Creek.

Forty-seven percent of all active listings have reduced their asking price, up from 39% in our previous market update.

This doesn’t necessarily mean home values are declining. Instead, it indicates that many homes initially entered the market above what buyers were willing to pay and required price adjustments before attracting offers.

For sellers, this reinforces the importance of pricing a home correctly from the beginning. Homes that are competitively priced continue to sell, while those priced above current market expectations often remain on the market longer and require price reductions.

Supply and Demand Remain Out of Balance

With the exception of Milton, we continue to see inventory increasing while the number of closed sales declines throughout Alpharetta, Roswell, and Johns Creek.

Simply put:

  • More homes are competing for buyers.
  • Fewer buyers are purchasing homes.
  • Buyers have more choices and greater negotiating leverage.


This shift creates a more balanced market than we’ve experienced over the past several years, but it also places greater emphasis on strategic pricing, property presentation, and effective marketing.

Growth, Housing, and Community Planning

Housing affordability continues to be one of the most discussed topics across Metro Atlanta, and many local governments are evaluating how to accommodate future growth while preserving the qualities that make their communities attractive.

In Roswell, recent discussions surrounding the City’s 2045 Comprehensive Plan and redevelopment proposals have generated significant public interest. Residents have voiced concerns about the addition of apartments, townhomes, and mixed-use developments in selected areas of the city.

Supporters argue that expanding housing options can improve affordability, revitalize aging commercial corridors, and provide opportunities for young professionals, seniors, and workforce housing.

Others have expressed concerns about how increased residential density could affect traffic, schools, infrastructure capacity, neighborhood character, and long-term property values if growth is not carefully managed.

The potential redevelopment of the former Kimberly-Clark property near Old Alabama Road and Holcomb Bridge Road, where up to 4,000 apartments have been discussed, is one example of the ongoing debate between converting commercial land to residential use versus pursuing redevelopment that could attract companies offering high-paying jobs and create vibrant employment centers that strengthen the local economy while supporting long-term home values.

Finding the right balance between growth, redevelopment, infrastructure investment, housing affordability, and preserving neighborhood character will remain one of the most important challenges facing North Atlanta communities like Roswell in the coming years.

Looking Ahead

Although today’s market is more competitive than it has been in recent years, opportunities continue to exist for both buyers and sellers.

For buyers, increased inventory means more choices and greater negotiating power.

For sellers, homes that are priced correctly, properly prepared, and professionally marketed continue to attract strong interest and achieve successful results.
