The Story

This is a remarkable story about an amazing family and our Commitment to Willow Springs!

Our client moved into 2285 Roxburgh in 1983 and have been the only owners since the home was built. This 5 bedroom home offers a pool, finished basement, overlooks the 9th hole of the Country Club of Roswell and is an amazing home to raise a family. Ready to downsize, our client reached out to us in the Summer of 2016 to list their home. 

The original Competitive Market Analysis presented prior to listing suggested a $520,000 valuation and with the right buyer maybe a slightly higher price could be achieved. Our client felt their home was worth considerably more and the home was originally listed at $570,000 in the Summer of 2016. While pointing out the challenges, particularly the outdated wood trim and paneling, we pushed forward with the listing.

In the Fall of 2016 our client accepted an offer closer to our original Competitive Market Analysis valuation. The buyers home inspection revealed some problems that ultimately caused the buyer to withdraw their offer. 

On top of dealing with selling a home and trying to buy a new home, our client faced some tragic personal events.  Out of respect for our client, all we can say is they bravely navigated some rough waters. 

With no other buyer in sight and days away from losing their new home, we stepped in and offered a net price that was equivalent to the final price when factoring in the price and agreed upon repairs that would have been required by the Buyer. It was quick, allowed our clients the flexibility needed to move out, and they avoided losing the deposit on their new home!

Midway through the renovation a nice young family put an offer on the house and we were Under Contract before we could even List the home FOR SALE! This family will make a great addition to Willow Springs and enjoy raising their kids in this amazing renovated home!

The Why

The rumor mill speculated what transpired with 2285 Roxburgh Dr and its always interesting to hear what creative minds come up with.

Showing our community what a home can be worth in Willow Springs once updated, transforming a home into a top comp, and honoring our commitment to the community were just some of the perks of taking on this project. Nothing topped helping out a fellow neighbor and a friend in need!

Designer

Colors, lighting to kitchen design was by Carol Howle. She has helped us in the past and when we need help she is our first call. Carol was instrumental in completing this project!

Flip or Flop II

You may remember our Willow SpringsFlip or Flop project in 2016! Well we did it again.

5045 Roxburgh Dr was listed in 2016 for the original homeowners (1983). After 3 offers and 1 contract falling through, our clients approached us to purchase their home.

The Sellers knew we had purchased another home for their friends that were in a similar situation and they needed a quick and easy solution. By matching the last offer they received with no inspections and no contingencies and a quick close we provided a much-appreciated solution. 

While a last-minute offer came in, our clients did not want to work with this Buyers Agent. This was unfortunate and felt bad for the Buyers. To this day we doubt the Buyers found out the honest answer as to why their offer did not get accepted and even offered the Buyers Agent to speak directly with the Sellers but instead what was communicated was something less than professional and that is the unfortunate part of our industry with some. Being in a position to help out a client and neighbor in need is truly rewarding. We did this knowing that breaking even on this project was a stretch. We not only helped out our client but once again took a home that would have been recorded as a low comparable and turned it into another top comp for this community. This was one of many transactions that we completed in 2017 that allowed Willow Springs to see a number of record sales that we achieved.
