May 2026 Market Update: North Fulton

Our local market continues to remain one of the top places to live. You may have recently seen Alpharetta in the news after being ranked the #2 Best Suburb in Georgia and #24 in the United States. Johns Creek, Roswell, to Milton all remain highly desirable places to call home as well.

From our perspective, having now worked in the industry through multiple housing cycles, the current market feels very much like a consolidation period. In simple terms, prices have flattened while our housing market works through seller expectations and buyer needs.

North Fulton Market Results

April presented many of the same trends we have been seeing since late last year:

  • Average sales prices declined 3.5%
  • Homes for sale increased 41%
  • Closings declined 6%
  • Time required to go under contract increased 75%


The market continues to shift toward higher inventory and fewer overall closings. Home prices have softened some and the percentage of original list price sellers are receiving has slipped to approximately 98%.

Market Outlook

While month-to-month numbers can fluctuate, the rolling 12-month trend tells a clearer story. Pricing largely flattened beginning in mid-2025, experienced a slight uptick for a couple of months, and has now leveled again in 2026.

Much of the discussion last year centered around expectations for significantly lower mortgage rates. However, with inflation remaining high, expectations for rates dropping below 6% may not happen. That said, rates have improved from the highs we saw in 2025 near 7%, with current headline rates hovering around 6.4%.

The local housing market is a two-part story:

  • Homes that are properly prepared and priced correctly are still producing strong results.
  • Homes that miss the mark on pricing or presentation are sitting longer, requiring larger discounts, or being withdrawn from the market altogether.


RMA Results 2026

We are pleased to announce that Robin Martin & Associates has surpassed $26 million in closings and pending volume with 31 transactions year-to-date. Our team has worked incredibly hard throughout the Spring market, and those efforts are continuing to produce outstanding results for our clients.

Some highlights include:

  • Studdiford in Roswell, we achieved another all-time record sales price.
  • Nesbit Lakes in Alpharetta, we sold one home at 100% of asking price, placed another listing under contract, and represented the buyer on an additional transaction.
  • Country Club of Roswell – Willow Springs, we currently have six homes ranging from active to closed status, including one listing that set the neighborhood high sales price for 2026.
  • We also delivered strong results in Chartwell in Johns Creek, The Ridge in Alpharetta, and achieved an all-time record sales price in Ivey Ridge in Roswell.
